This is a nice, basic, place to stay. The room was clean and the bed was comfortable and the staff was friendly. After I booked I called to see if I could get a room with a bigger bed or two beds and/or on the ground floor since my elderly Mom decided to stay with me, I was told there were not other such rooms, and they were very apologetic. I asked […] again when I checked in and was given the same answer, and was given a room with one Queen bed on the second floor (there is no elevator.) When my brother arrived with my mother, he decided to see if he could get himself a room. He was given a ground-floor room with a king bed, literally two hours after I was told no. While I found the cleanliness of the room not to be up to standards (the carpet and sheets looked dirty), I found the location of this hotel to be very convenient. There is a McDonalds, Jack-in-the-Box, and Grocery store RIGHT next door! It was also a 2 minute bus ride to Pacific University. Employees were great, Mattress was way beyond it's replacement date. Breakfast was sad.

The breakfast was spare: cold cereal, toast and 2 kinds of fruit. I'm not sure if I would go back.

Friendly staff. Clean rooms and common areas. Close to Pacific University. Will stay again when visiting my duaghter.

The room was very confortable and quiet. We slept well. Older Motel but nice. Staff very friendly, Price was right.

Last time I stayed here the manager said that I could have my cat stay w/me if I had a litter box. I had none at the time, but has since attained one. So I brought my cat w/me and when he found out, I was told to leave. At the same time, my mother is staying on this trip w/me and has a tough time getting around. Tried to get a downstairs room for her […] benefit but was told at check in that there was none. We were told to leave and when I went to return the keys, the manager had changed his mind about letting us stay. So, I had to convince my mother, who had just gone up and down the stairs (in severe pain) to go back up said stairs. Another thing, said manager mentioned that he had trouble w/us before (on last trip) and that he had to ask us to leave early that time. The only reason we left early last time is because I had to be at work early that day and was not coming back to the hotel afterwards. In general this was a reasonable place to stay. My room had a tear in the carpet that was several feet long and was very unattractive. When the owner/manager asked how I liked my room I told him about the tear and he said that they were going to replace the carpets and that my room was the last one that was supposed to be used which didn't make me feel […] too good. He offered to give me a certificate for an upgraded room if I returned. When I went to check out there was no one at the desk. I left my key with a note to email me a receipt. We have severe allergies to smoking, requested a non-smoking room. Check in was fine, as requested, were given a non-smoking room. Upon entering the room, it was obvious that it had been a smoking room! It smelled of stale tabacco. The allergic symptoms kicked in almost immediately. We went back to front desk to request a new room and found out the […] room had been "cleaned" and made a non-smoking room 2 months ago. Exactly what I needed. Budget conscience pricing, what I required for amenities (mini fridge/micro), located near enough to church, friends, family, and local attractions (zoo, gardens, coast, mountains, or even downtown Portland). Very friendly staff. Has brand new indoor pool and jacuzzi on premises. Room was clean but non-smoking room had faint cigarette scent. Has free wi-fi, many cable channels, microwave, and fridge. Continental breakfast was convenient and included.

A great price. Neighborhood is OK. While there are lots of non-smoker rooms, the hotel itself reeked strongly of cigarette smoke. The room was better and I felt hadn't had a smoker in it, but the powerful smell from the halls was still present and evident. Bed was comfortable and clean. When I entered my room I was overwhelmed by the strong odor to then see that the room that was booked did not have a jacuzzi tub like I was told. Not every room has one which was opposite of what Hotels.com informed me. The hotel staff was very friendly and accommodating when we asked for a new room with both a jacuzzi tub and a less offensive odor. […] I still got a scented candle and air spray. The hotel in general just had a bad scent. The continental breakfast would better be described as a cereal bar that consist of three different kinds paired with a selection of toast and on the weekends when it gets more of a selection was a box of doughnuts. Although the hotel was less than satisfactory the staff was nice so it kept the stay from being unpleasant, but that's not enough to make me a return guest. When I come back to Portland in the spring I think I will go to my first choice Best Western instead of trying to save a dollar. You do get what you pay for. Lees meer

I have stayed here before so I knew what I was getting. It's a very worn motel but comfortable. The bed and pillows are very comfortable, the tv gets all of the cable stations. Fridge, coffee pot, etc. Pretty quiet as well. There was a pool and continental breakfast but we didn't try either. Walking distance to a fast food restaurant and a Chinese  […] restaurant/bar. Hotel Staff was very accomodating. Overall good value for stay.

Hotel was less expensive than others in close proximity The furniture was definitely worn and the love seats should be replaced, but I was so impressed with the housekeeping. We had to switch rooms twice for health reasons(Knees & stairs) and both rooms were cleaned very well. I was surprised but happy as I was nervous about booking a less expensive […] room. The price was very resonable for our family, even our dog. Loved the pool!

Front desk people were very helpful in finding area maps for maps for me.

Great hotel for visiting college parents. Pacific University is just blocks away.

simple comforts for the price. the daytime staff (mother and daughter team) were outstanding, sweet and kind. teh night time staff was too busy eating to get back to me when i requested an ironing board and iron.

We went to a wedding at the McMenamins Grand Lodge (just around the corner) they were out of rooms so we stayed at America's Best Value Inn. I was in the bride's room before the ceremony and it was tiny with a shared bathroom, not good. Our room at ABVI was more than twice the size with our own bathroom and it was less expensive! Taking into account […] that our first room hadn't been cleaned and that the pillows were awful, I'd still stay there over the Grand Lodge any day. Great Location to Pacific University and the surrounding community businesses and attractions. Staff was courteous, responsive and very accomodating. Room was comfortable and spacious.
